Borrowers Guide Vacant Land and Construction Loan

Every commercial property deal is different and a wide variety of factors affect the pricing of every deal. These range from property location through to percentage borrowed and the type of asset involved.

How much can I borrow?

Loan to value ratios (LVR) for commercial property usually don't exceed 70% however recently a number of products have come to the market allowing commercial property borrowers to obtain up to 80% or higher. Naturally, the higher the risk, the higher the rate but a variety of factors come into play that effect the final rate including property location, tenancy mix (if appropriate), property type etc.

Minimum Loan $500,000  
Maximum Loan $100,000,000  
Term 1 - 15 years Longer term loans are also available although terms longer than 10 years are usually principal and interest short term bridging loans are also available.
Security Types Commercial, industrial, retail and residential property. Specialised assets are also acceptable including hotels, motels, medical centres, hospitals, nursing homes etc. etc.
Interest Type Interest only. P +I (principal and interest structures are also available) Payments are usually made monthly in arrears.
Loan Purposes Purchase refinance or capital raising. Loans are available for purchase of new assets, refinance of assets or for clients seeking to raise capital on existing assets for a variety of purposes.
